The Local Guide for First-Time Home Buyers in Milton
Straightforward advice on financing, government rebates and the buying process, from a Milton first-time home buyer specialist who knows the local market, and the local tax rules, inside and out.
Milton first-time buyers deserve more than a tour guide
A good first-time buyer specialist does more than unlock doors. They translate the paperwork, flag the costs you didn't budget for, and make sure you understand exactly what you're signing before you sign it.
I work with first-time buyers across Milton and the rest of Halton and Peel every week, and I built my practice around one idea: you should never feel like the smartest person in the room is the one selling you the house. That means walking through your real, all-in budget before you tour a single property, and making sure you claim every rebate and credit you're entitled to, not just the ones your lender happens to mention.
Your home buying journey in Milton
Most first-time buyers should plan for 3 to 6 months, start to finish. Here's how that time is typically spent.
Know your true budget
Land transfer tax, legal fees, title insurance, inspection and moving costs all sit on top of your down payment. Build them in before you start touring, so they don't eat into money you were counting on.
Get fully pre-approved
A rate hold isn't a pre-approval. A real pre-approval means your lender has verified your income, credit and down payment source, which matters the moment you need to move fast on an offer.
Separate needs from nice-to-haves
Location, lot and layout are fixed. Paint, flooring and fixtures aren't. Passing on solid Milton homes for cosmetic reasons alone tends to mean a longer search and a higher price in the end.
Build your team early
Line up your agent, mortgage professional and real estate lawyer before you write an offer. Choosing them under pressure, mid-transaction, is how buyers end up with a poor fit at the worst time.
How much home can you really afford in Milton?
Your borrowing power depends on your down payment tier, the mortgage stress test, and (if you're putting down less than 20%) mortgage default insurance.
| Purchase price portion | Minimum down payment |
|---|---|
| Up to $500,000 | 5% |
| $500,000 – $1,500,000 | 5% on the first $500,000, plus 10% on the portion above |
| Over $1,500,000 | 20% (conventional, uninsured mortgage) |
Insured mortgages now go up to $1.5M purchase price, and first-time buyers and buyers of new builds can access 30-year amortizations: lower monthly payments, though more interest paid over the life of the loan.
Lenders must qualify you at a rate higher than what you'll actually pay, so your approved amount is usually lower than a simple payment calculation suggests. Getting pre-approved early means no surprises mid-search.
Under 20% down means mortgage default insurance. The premium can usually be added to your mortgage, but the 8% Ontario sales tax charged on that premium can't be financed. It's due in cash at closing, and it's one of the most commonly forgotten costs for first-time buyers.
Government programs every Milton first-time buyer should use
Ontario and the federal government both offer programs built specifically for first-time buyers. Used together, they lower your upfront costs and your tax bill.
First Home Savings Account
Contribute up to $8,000 a year. Contributions are tax-deductible, and qualifying withdrawals for your first home, growth included, are completely tax-free.
RRSP Home Buyers' Plan
Withdraw up to $60,000 tax-free from your RRSP toward a first home. Repay over 15 years, with an extended 5-year grace period on withdrawals made in 2022–2025.
First-Time Home Buyers' Tax Credit
Claim a $10,000 non-refundable credit on your return, worth roughly $1,500 back. Buying with a partner? It can be split between you.
Ontario Land Transfer Tax Refund
First-time buyers can be refunded up to $4,000 of the provincial land transfer tax, enough to eliminate it entirely on homes priced up to roughly $368,000.
| Purchase price portion | Ontario land transfer tax rate |
|---|---|
| Up to $55,000 | 0.5% |
| $55,000 – $250,000 | 1.0% |
| $250,000 – $400,000 | 1.5% |
| $400,000 – $2,000,000 | 2.0% |
| Over $2,000,000 | 2.5% |
Why Milton buyers pay less land transfer tax than Toronto buyers
Toronto is the only municipality in Ontario that charges its own municipal land transfer tax on top of the provincial one. Buy in Milton, or anywhere else in Halton or Peel, and you pay the provincial tax only.
Toronto
Provincial + municipal land transfer tax on a $900,000 purchase
Milton
Provincial land transfer tax only, on the same $900,000 purchase price
Illustrative example based on current marginal tax rates before rebates. As a first-time buyer, the $4,000 Ontario rebate applies in both cities; Toronto buyers may also qualify for the City's own rebate (up to $4,475) against the municipal portion. Confirm exact figures with your lawyer before closing.
